PHASE 1

PROGRAMMING

During the programming phase, the client's needs are identified. Details regarding the specific function(s) of the space, who will be using the space, project deadlines, and budget are discussed. Material finishes are broadly discussed. Measurements and photos are also taken at this time.

PHASE 2

SCHEMATIC DESIGN

In the schematic design phase, space planning and design layouts are developed. Traffic patterns and minimum clearances are considered and applied to the floor plan. Floor plan options, elevations, and rough sketches are created while preliminary finish ideas are gathered. The plan options and initial finish materials are presented to the client for review and revision.

PHASE 3

DESIGN DEVELOPMENT/
CONSTRUCTION DOCUMENTATION

After final approval of the schematic design, the designer develops floor plans, elevations, and other related items in greater detail i.e., cabinet, countertop, tile, trim drawings, and a lighting plan. Colors and finishes are refined and located on the plan. Appliances, plumbing, lighting, and hardware are selected and cost estimates are prepared. A selection sheet is created to track all materials and scope of work is written to list all the associated labor. details for the contractor to bid his work. The resulting design and scope of work is presented to the client for review, revision, and final approval.

PHASE 4

JOBSITE WALKS/
CONSTRUCTION ADMINISTRATION

This is the final stage where things are built and installed. The designer is often onsite during installation to ensure items are received in good condition, installed correctly, and that documents have been followed properly.
